What is your goal? 

There are three distinct phases of budget that will be presented to you for approval depending on the size and scope of the job:

1. First, we prepare a complete line-item budget that breaks down individual pieces of the project and their associated costs. This is called the conceptual budget and is used to guide design development. This budget is based on historical costing and trade knowledge and is considered to be accurate within 20%.
2. After the design team has assembled a complete set of drawings, we update the same line-item budget to reflect what will be submitted for permitting, as applicable. This is called the schematic budget is generally considered to be accurate within 10%.
3. After the plan is approved by the City or County, we solicit bid numbers and provide a final cost estimate to complete the project. This is considered the contract amount to complete the work, and may be supplemented by specific contingencies previously identified e.g. a new sewer main if there is reason to believe the existing one might or might not have a problem.

We will prepare a critical path project schedule. Critical Path is the list of activities that have to be on time in order to maintain schedule. This scheduling method keeps focus on important work flows and minimizes distractions and pressure on less important decisions. A formal schedule also allows us to provide cut-off dates for Owner decisions well in advance of their impact to the project.

Determining basic wants and needs goes a long way toward establishing the budget and informing the design team. Two bathrooms or six? Formal living? Wine storage? We begin to systemically unpack what makes your project unique and work with the design team to incorporate these items according to budget and feasibility.
